1. Should I Buy or sell first?
A. SELL! It is more likely that you’ll be able to find a house to buy sooner because there will be more than one house for sale within the price range that you are looking for. Thus, it is better that you sell your house first and then buy your new house.
2. Is it recommended to buy conditionally on the sale of my house. Isn’t that a no loss issue?
A. No! Most of the good houses will be sold within 30 days and only the houses that have been in the market for more than 6 months will jump at your offer. Those aren’t the houses that you should be buying anyway.
3. How will I be sure that I’ll be able to find a house?
A. Drive around the area and see for the “FOR SALE” signs and I’ll be able to make appointment to see these houses and also pull them up for consideration for you. This would also give me an idea regarding the kind of house and desired area where you are looking the house for yourself. I will then be able to pull out all the listings matching your request.
2. Price
1. How do I know that the listing price for our house is according to the market trends?
A. After viewing the comparable market analysis from the properties in your region, we will establish the base for the price of your property. If your house is in the similar condition the determination is immediate. If the house needs repairs or has been recently redecorated we’ll make the necessary changes in the price as per condition.
2. How can we be sure that we will get he best price possible?
A. List your property today. Allow agents and buyers to view your home for three days. Do not entertain any offers during that time. On the fourth day offers will be presented to you. If there is no offer on the property your price is too high, but if you receive some offers they will bid and you will determine the market price anyway. It is a no lose approach on your part. A different company offers a higher price that what you offered, If they believe that they can sell at that price shouldn’t I go with them?
B. That depends on various factors. Is that the price that you wanted to hear from them? If so here is what you have in store for you:
January: List at a higher price
February: Agent calls to for price reduction;
Wants to do an open house.
March: Asks for another price reduction. Your house is in the market for long.
April You list with someone else at a lower price
May Your house sells! You receive less than you originally
Would have and you go through 5 months of aggravation.
