How long have they lived there
What did they pay for
Have they received any offers
Have they bought a house
When you are the only offer after finding out recent sales in the area and discussion with Gurcharan about the target price you would like to pay for the house choose a figure that doesn’t embarrass the seller and is yet sufficiently low to give you enough room for negotiations.

Understand the guidelines from Gurcharan prior to presentation.
Deal with the offer as quickly as possible
Review the contract with Gurcharan in detail.
Get up-to-date market activity, which may affect the strength of the offer.
